Proposed MIRROD District
The proposed change to zoning at Bay Colony is called the Mixed Innovation & Residential Redevelopment Overlay District (MIRROD). It is a proposed zoning amendment aimed at converting vacant office/lab space into mixed-use developments including residential units. This is one of three proposed MIRROD districts. MIRROD 1 is Bay Colony, MIRROD 2 is Stony Brook/Jones Road and MIRROD 3 is 1265 Main Street/Totten Pond Road.
The proposal is currently being discussed by the Ordinance and Rules Committee. The zoning will need to be approved by the City Council. If approved, any project will need a special permit by the City Council. The current proposal is shown on the Conceptual Master Plan found here. It is broken down into phases and contemplates 1150 residential units over a number of years. An initial traffic study has been submitted and can be found here.
City Council meetings are in person and are scheduled on the second and fourth Mondays of the month except July and August. The meetings begin at 7:30pm and agendas can be found on the City Council page at the link above.
