10th EDITION OF 780 CMR MASSACHUSETTS STATE BUILDING CODE GOES INTO EFFECT JANUARY 1, 2025, BASED ON THE 2021 I-CODES WITH MA AMENDMENTS. 

THE NEW CODE WILL HAVE A CONCURRENCY PERIOD WITH THE 9TH EDITION UNTIL JUNE 30, 2025. DURING THIS CONCURRENCY PERIOD, YOU CAN USE EITHER THE 9TH OR 10TH EDITION OF THE CODE.

Fossil Fuel Free Pilot 

(effective June 22, 2024)

NEW ALL ELECTRIC PATHWAY RC103 IS REQUIRED FOR ALL NEW COMMERCIAL, RESIDENTIAL, AND MIXED -USE CONSTRUCTION PROJECTS INCLUDING LARGE ADDITIONS. THESE PROJECTS MAY NOT INCLUDE THE INSTALLATION OF ANY NEW COMBUSTION EQUIPMENT FOR HEATING, HOT WATER, COOKING, CLOTHES DRYING, OR LIGHTING.

Solar Contractors :

Please review requirements for ESS systems attached below and to left; in addition to the structural affidavit please have your contractor (licensed CSL) fill out final affidavit and have it notarized and either uploaded to the permit portal or deliver to office ONCE THE JOB IS COMPLETE. 

Please note: 

Electrical finals will not be scheduled and power will not be turned on without first receiving the final construction control documents.

Functions of the Building & Engineering Department

The Buillding and Engineering Department issues permits and schedules inspections for all building, plumbing, gas fitting, and wiring projects in the Town of Lincoln. The department also upholds and enforces the town’s zoning bylaws and is available to meet with citizens, architects, builders, realtors, and others interested in building projects. The department's files contain map and parcel folders for every property in the Town of Lincoln; these files are open to the public. 

Office Hours & Exceptions

Our general office hours are Monday through Friday from 8:30 a.m. to 4:00 p.m. Please note: you may experience unexpected office closures or delays when the staff are away from the office as only one administrative assistant staffs the office. We apologize for any inconvenience this may cause. Our office is closed from noon to 12:30 for lunch unless otherwise noted. 

The Building Commissioner is available by appointment only from 7-8am   M-F and holds general office hours 8-10am M-F, appointments are recommended.

The Wiring and Plumbing/Gas Inspectors have office hours on Tuesdays and Thursdays from 8:00 am-9:00 am.

Inspections

Building inspections are scheduled Monday through Friday by contacting the office at 781-259-2613. Plumbing, gas, and wiring inspections are scheduled for Tuesday and Thursday mornings.
